Here’s a walkthrough guide to the building process that Ballast Construction will take with you!

1. Selecting the Lot
If you don’t already have a lot on which to build, take careful stock of what you’re going to need out of the land on which your house is going to sit. Do you need a garage? A pool? A playground? Are you going to get a clear lot or are you going to tear down an older house to build a new one?

3. Brainstorming (about 2-4 weeks)
This is the part of the process where you get to dream up the dreams that are about to come true!
Look through our photo gallery to see the possibilities, and then come to our showroom to get hands-on with our top-of-the-line materials and truly experience all the ways your new home can come to life! Of course, you can see first-hand design elements that you may want to include, but you can also modify some sample floor plans to create the perfect space your family needs.

5. Finalizing (about 6-8 weeks)
This step involves some paperwork, but our customers still think it’s exciting to watch their homes come together!
You and your personal builder will meet at your lot to discuss your unique environmental needs. Once we’re sure the plan you made is perfect for your property, it’s time to head over to the design studio to personally select every single material that will be used in your future home—flooring, tiles, and more.
Just close your loan and you’ll be well on your way to the building process!

7. Time to move in!
Okay, your home is now exactly how you want it, and the big moment has come—keys in hand, you open the front door to what is now your perfect custom home. Your kids are going to dash past you to claim bedrooms, and you’re about to start the tiring but rewarding process of arranging your furniture to fit your new space perfectly.

2. Getting Permits
This isn’t a very fun step, but it’s a necessary one. Building permits protect the homeowner and make sure that their future home is being built to local and state regulations.
This can take several days, so if you want your finished product ASAP, don’t procrastinate!

4. Customizing (about 2-6 weeks)
The next step is to create the ideal design. Your job is to ask yourself all the right questions about what you need and want from your custom home. Do you want a modern and spacious open floor plan? Are you an enthusiastic cook who needs a walk-in pantry?
We will take your budget and transform it into a design that includes everything you imagined—no surprises later, we promise!

6. Building (about 21-25 weeks)
The ground has been broken, and your dream home is finally becoming a reality!

First, we prepare the site. Depending on your individual lot, this may be a simple scrape of the topsoil, or it could be a little more complicated.
Then we lay the foundation. (Don’t worry, it’s normal for your foundation to look like it’s sticking way high out of the ground! Backfilling and/or rough grading will take care of that once we’re done.)
Third comes the framing. This is when we put up the familiar wooden beams that will become your internal and external walls, floors, ceilings, and roof, as well as the windows and doors. (Another common worry is the lumber getting wet during this phase. That’s fine, and happens over the construction of most buildings. Your home will come out just fine!)
Then we’re going to add the rough strokes of the plumbing, electrical, heating, and cooling—the supply and drain lines, wiring, and ductwork. It’s not as dramatic as the previous step, but a whole lot of work is being completed. All of these things get inspected before we move on.
Insulation and drywall come next. (Sometimes we’ll have to leave the windows open a little to help during the drying process.) Once that’s completed, we start on the finishing touches—the carpentry, the painting, and the staining. Trim molding goes up, doors get installed, and cabinets and countertops are completed.
Hard flooring goes in next (like laminate, wood, or tile) and then, once the mechanical aspects of the home are finished, we’ll put in any carpeting. Here’s where the details get added: mirrors, closet shelving, window screens, and more. We’ll clean everything up one last time too!
Lastly, you’ll get a tour of your home from your personal builder, who will get you acquainted with your new space and teach you about proper maintenance. The builder will also perform a detailed inspection and make sure that everything has come out perfect. If something needs attention, they will make note of it. Remember that we take as much pride in your home as you do, so we don’t leave until everything is just right!
